1. About HeatStay

HeatStay (“we”, “us”, “our”) is a UK property data aggregation service that collects publicly available property listings from estate agent websites and presents them on an interactive heat-map. HeatStay does not list, sell, rent, or otherwise transact in property on behalf of any party.

2. Acceptance of Terms

By accessing or using HeatStay you agree to be bound by these Terms & Conditions. If you do not agree, please do not use the service. We may update these terms at any time; continued use after changes constitutes acceptance.

3. Use of the Service

You may use HeatStay for lawful, personal, or commercial research purposes. You must not:

  • Scrape, copy, or redistribute our aggregated data in bulk without written permission.
  • Attempt to reverse-engineer, disable, or circumvent any access controls.
  • Use the service to harass, defame, or harm any third party.
  • Misrepresent your identity or impersonate another person or organisation.

4. Accounts and Plans

You may register using Google OAuth. You are responsible for maintaining the security of your account. We offer Free, Pro, and Agency plans. Plan features and pricing are described on the Pricing page and may change with reasonable notice.

We reserve the right to suspend or terminate accounts that violate these terms or that we reasonably believe are being used fraudulently.

5. Data Accuracy

Property data is sourced from publicly available estate agent listings and is provided for informational purposes only. HeatStay makes no warranty as to the accuracy, completeness, or currency of any listing data. You should always verify information directly with the relevant estate agent before making any property-related decision.

6. Intellectual Property

All original software, design, and compilation of data on HeatStay is owned by us or our licensors. Individual property listing content remains the property of the respective estate agents. Nothing in these terms grants you any licence to reproduce our software or branding.

7. Limitation of Liability

To the fullest extent permitted by law, HeatStay shall not be liable for any indirect, incidental, or consequential loss arising from your use of the service, including but not limited to reliance on property data, loss of profit, or loss of data. Our aggregate liability shall not exceed the amount you paid us in the twelve months preceding any claim.

8. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
